20 Bruckner Boulevard is perhaps best known to New Yorkers as the History Channel building and it has an interesting history: The structure was built at the turn of the century by American brewer Jacob Ruppert, who is perhaps best known as the second owner of the New York Yankees, and the man who built the original Yankee Stadium.

Jorge Madruga’s Maddd Equities, developer Eli Weiss and Drew Katz developed the school that was  Designed by world-renowned architect Sir. David Adjaye.

Today, 20 Bruckner is the house of the New Home of DREAM Charter High School, it includes a state-of-the-art gym with a regulation-size basketball court; a cathedral-style, light-filled library space; STEAM quad featuring specialty classrooms and laboratories; double-height arts wing with built spatial flexibility; and a rooftop that will function as an outdoor classroom, play space, and garden. In addition, the building has two dining halls and a fully equipped kitchen that will support a scratch-cooking meal program. 

Bronx graffiti legends Tats Cru created a large-scale mural on the third floor depicting DREAM’s organizational history, with more local artists to be confirmed for building-wide art activations. And, multiple classrooms and other shared spaces feature sweeping views of the Harlem River and the Manhattan skyline.

Maddd Equities LLC is a real estate development and investment firm based in New York.  Since founding Maddd Equities in 2009, Jorge Madruga has participated in the development of   multi-family units,   hotel rooms and   commercial space. Jorge   has worked with various City agencies on projects on revitalizing neighborhoods with developments that focus on community needs.

Currently part of the portfolio is a 12-story commercial building at 24 Bruckner Boulevard in Port Morris, The Bronx. Located between Lincoln Avenue and Alexander Avenue, the lot is near the 3rd Avenue-138th Street subway station.

Port Morris contains a variety of zoning districts ranging from manufacturing, commercial, residential, and mixed-use. The eastern half of Port Morris contains primarily light industrial, warehousing and distribution uses guided by the Port Morris Industrial Business Zone. The Bruckner Boulevard corridor is primarily a mixed-use corridor transitioning from previous industrial uses to commercial and residential usage spurred by the Port Morris Special Mixed-Use District re-zoning laws. The western end of Port Morris is rapidly transitioning from light-industrial uses to high-density residential developments along the newly created “Special Harlem River Waterfront District”. The area centered in Alexander Avenue-Bruckner Blvd is now the main commercial corridor in the neighborhood with a growing crop of restaurants and other services.

In Port Morris the proposed 124-foot-tall development will yield 144,286 square feet designated for commercial space. The concrete-based structure will also have a cellar, a 40-foot-long rear yard, 47 enclosed parking spaces, and 50 bicycle parking spaces.
